In Marrakech the district matters more than the floor area. It sets who your tenant will be, how seasonal the demand is, and how easily you will sell the property on. These are the areas where we currently have stock.
Buying in Marrakech from abroad
Nothing prevents a non-resident from buying property in Morocco, and the process is the same one a Moroccan buyer follows: preliminary agreement, verification of the land title, notarised deed, registration with the land registry. What changes when you buy from the UK or from continental Europe is the organisation around the deed, not the law itself.
Three things are worth settling before you sign. First the payment route: funds have to move through the official banking channel, and the transfer certificate issued by the receiving Moroccan bank is what will later allow you to repatriate your capital and any gain in the original currency. Second the title check, which is the only real protection against an ownership dispute. Third a reliable contact on the ground, without which renovation work run from another country almost always slips.
A word on the word cheap, which comes up constantly in searches about Morocco. Entry prices genuinely are low next to most European cities. But the cost that hurts is rarely the asking price. It is a defective title that takes months to clear, or a renovation with nobody credible supervising it. That is the part we handle.

Can a foreigner buy property in Morocco?
Yes. Moroccan law places no residency condition on buying urban property, whether that is a studio, an apartment, a villa or a commercial unit. A British, French, Belgian or Swiss buyer follows exactly the same process as a Moroccan buyer: preliminary agreement, verification of the land title, notarised deed, and registration with the land registry. Only agricultural land requires a specific authorisation, which does not apply to a purchase inside Marrakech.
What is the average cost of a property in Marrakech?
There is no single figure for Marrakech. The gap between the Medina, Gueliz, Agdal and the Palmeraie is wide, and condition, floor level and whether the building has a lift matter as much as the district does. Is it cheap to buy property in Morocco?
Compared with most European cities, entry prices in Marrakech are low for the equivalent floor area, and purchase taxes are moderate. That said, cheap and good value are not the same thing. The costs that catch buyers out are the ones that come after the price: renovation work managed from abroad, an unclear land title that takes months to resolve, and service charges in buildings where they were never properly set up. A low headline price on a property with a defective title is not a bargain.
What rental yield can I expect in Marrakech?
There is no single yield that applies across the city. It depends on the district, on whether you let short or long term, on the standard of finish, and above all on the price you actually negotiate.
